Loan Program Disclosures

Fortress Mortgage Advisors offers a variety of mortgage loan products. Each product is subject to specific underwriting criteria, approval processes, and documentation requirements, which may vary based on borrower eligibility, property type, and location.

Product-Specific Disclaimers

  1. Conventional, FHA, VA,  and ARM Loans: Subject to credit approval. Not all applicants will qualify. ARM loans include variable interest rates that may increase over time.

  2. FHA 203(k) Renovation Loans: Borrowers must meet FHA eligibility guidelines. Final loan approval is contingent on a completed renovation plan and appraisal.

  3. VA Loans: Available only to eligible veterans, service members, and certain surviving spouses. A Certificate of Eligibility (COE) is required.

  4. Non-QM and DSCR Loans: These programs are not eligible for sale to Fannie Mae or Freddie Mac. They are intended for borrowers with unique financial profiles and may carry higher interest rates and fees.

  5. Cash-Out Refinance Loans: Availability is subject to sufficient equity in the property and market value as determined by an appraisal.

  6. FHA Streamline Loans: Available only to existing FHA borrowers. No appraisal or income verification may be required, depending on current guidelines.

  7. Home Equity Refinance Loans: Subject to equity and credit qualifications. The borrower’s home serves as collateral.

  8. Mixed-Use and Commercial Loans: May require business documentation, lease agreements, and zoning approvals. Terms will vary based on the complexity and use of the property.

Interest Rate and APR Disclosure

Interest rates and Annual Percentage Rates (APR) mentioned are for illustrative purposes only. Final rates are subject to underwriting approval, credit profile, loan type, and market conditions at the time of rate lock. Rates are not guaranteed until locked in writing.

Third-Party Fees

All refinance and purchase transactions may include third-party fees such as appraisal fees, title charges, recording fees, and escrow services. These are not included in any discount or promotional offer unless specifically stated.
